Options

Architectural features such as glazed screens, bay windows, multi pane window style, exposed rafter ends and gable tabling may be introduced. Extreme care should be exercised so as not to detract from the overall aesthetic appearance of the house and your local planning officer should be consulted at an early stage.

 

Drawings

Any variation to the standard specification will result in a revised price and quotation to reflect the amendments you require.

 

Structural timber

On receipt of an official order and payment of a deposit, architectural drawings for planning and warrant submission purposes will be provided for your Scotframe home. Any changes made to our Rural Homes designs can of course be accommodated but will incur an additional cost for alterations to the architectural drawings.

 

Preservation treatment

All structural timbers are stress graded and comply with the relevant British Standards.

 

Section 6: Energy

All structural and external timbers are pressure impregnated against rot and fungal attack.

 

This section of the Scottish Building Standards sets out detailed requirements for the energy efficiency in all new dwellings. These now differ markedly from the pre May 2007 standards in that their criteria for compliance, is based upon limiting the overall CO2 emissions of the property, such that an 18 - 25% overall reduction is achieved.

 

Designers now have to take into account not only the fabric of the dwelling (floor, wall, roof, windows & doors) but also the primary and secondary heating fuel sources (mains gas, electricity, oil, solid fuel, lpg or bio mass), boiler efficiency, method of hot water storage and heating controls. Also taken in to account are low energy lighting and whether renewables such as solar panels, photovoltaics and wind turbines are to be fitted. Once the CO2 emissions (which are expressed in kg(m2.yr) are calculated, the dwelling is issued with an Energy Performance Certificate.

 

Having our own Approved Certifier Of Design For Energy for Scotland, means Scotframe are uniquely placed to ‘Thermally Engineer’ your home to ensure these Building Standards are met as cost effectively as possible. The prices shown are inclusive of all items as detailed in our house kit specification opposite. Our sales team will be happy to advise you on the various options which are available, allowing you to personalise the final specification of your new Scotframe home.

  

We will then be pleased to provide you with a detailed quotation, inclusive of your chosen amendments and delivery to site. The specification shown will, in most cases, meet the Scottish Building Standards Section 6 – Energy, when mains gas is used as the primary fuel source.

  

We do however appreciate that many remote/rural sites will not have access to mains gas and you should therefore consult with your nearest Scotframe representative who will be able to offer advice on the most appropriate specification required for your personal situation.
